What other VA housing help may be available?

VA housing assistance goes beyond the standard VA-backed mortgage. Separate programs include the Native American Direct Loan for eligible homes on federal trust land, adapted housing grants for certain service-connected disabilities, and VA counseling or loss-mitigation help when mortgage payments become difficult.

What is the Native American Direct Loan program?

The Native American Direct Loan program, usually called NADL, is a separate VA direct-loan program. VA, not a private mortgage lender, makes the loan.

It may help an eligible Native American Veteran, or an eligible Veteran married to a Native American, buy, build, or improve a home on federal trust land. It may also refinance an existing NADL for a lower rate when the requirements are met.

Who may be eligible for an NADL?

VA's current public guidance says all of these generally must be true:

  • the applicable tribal government has a Memorandum of Understanding with VA for the program on its trust lands
  • the applicant has a valid VA home loan COE
  • VA's credit and income standards are met
  • the applicant will occupy the home
  • the property is on qualifying federal trust land

The tribal agreement, land status, COE, finances, property, and occupancy all matter. A standard VA-backed purchase loan and an NADL are not interchangeable.

What can an NADL be used for?

Depending on the transaction and VA requirements, an NADL may be used to:

  • buy a home on federal trust land
  • build a home on federal trust land
  • improve a home on federal trust land
  • refinance an existing NADL for a lower interest rate

VA publishes current program terms and a list of tribes with applicable agreements. Contact an official VA NADL coordinator for the current process and rate. Do not rely on an old advertised rate.

What are VA adapted housing grants?

VA offers disability housing grants for Veterans and service members with certain qualifying service-connected disabilities. These grants can help buy, build, or change a home so the person can live more independently.

The main programs include:

  • Specially Adapted Housing, or SAH
  • Special Home Adaptation, or SHA
  • Temporary Residence Adaptation, or TRA, in certain situations involving a qualifying family member's home

These are grants, not standard mortgage programs and not general down payment assistance.

Who decides whether someone qualifies for an adapted housing grant?

VA decides. Eligibility can depend on a qualifying service-connected disability, ownership or planned ownership, the permanent-home plan, and the specific grant.

How much can an adapted housing grant provide?

VA sets maximum amounts by fiscal year, and those amounts can change. Some grants can be used more than once within VA's lifetime-use rules.

Use VA's current page for the applicable fiscal-year amount. Do not build a purchase or renovation budget around a stale maximum.

What should I do if I am having trouble making mortgage payments?

Contact the mortgage servicer right away. The servicer is the company that collects the payment and manages the loan account.

VA also provides foreclosure-avoidance counseling. VA's current public guidance says Veterans and surviving spouses can request counseling even when the mortgage is not VA-guaranteed. Borrowers with a VA-guaranteed loan can contact VA to discuss the loan.

Do not wait for a foreclosure notice before asking for help.

What options might a servicer or VA discuss?

Possible paths can include a repayment plan, forbearance, loan modification, partial claim, private sale, short sale, or deed in lieu of foreclosure. The available options, timing, documents, and consequences depend on the loan and current rules.

No option is guaranteed. Contact the servicer and VA early enough to preserve as many choices as possible.

How can I avoid mortgage-relief scams?

Be cautious if someone:

  • guarantees that they can stop foreclosure
  • asks for an upfront fee before providing help
  • tells you to stop talking to the servicer or VA
  • tells you to send the mortgage payment to someone new without verified instructions
  • pressures you to sign over title or ownership
  • asks for credentials or sensitive records through an insecure channel

Start with the servicer and official VA contacts. Confirm phone numbers and web addresses independently.

Can Nick decide which foreclosure option I get?

No. The mortgage servicer and, where applicable, VA evaluate the available loss-mitigation options. I can help you understand mortgage language and identify official contacts, but I do not control the servicer's or VA's decision.

No. VA directly makes an NADL. A private lender makes a standard VA-backed loan.

Can an NADL be used on ordinary private land?

The NADL program is specifically tied to qualifying federal trust land and an applicable VA agreement with the tribal government.

Are SAH and SHA grants down payment assistance?

No. They are separate disability housing grants for qualifying housing adaptations and related uses.

Does VA offer help before foreclosure?

Yes. VA publishes counseling and foreclosure-avoidance resources. Contact the servicer and VA as soon as payment trouble begins.

Does asking for help guarantee a loan modification?

No. Available options depend on the loan, hardship, timing, documents, servicer review, and current program rules.
