Quick answers
Can I ski directly from Alpine to Olympic Valley?
The resort says the ski terrain is not contiguous. The Base to Base Gondola provides the connection between the base areas during operations.
Does the gondola run year-round?
The resort describes it as a winter connection. Check current operations and weather before relying on it.

Which parts should I compare?
Bear Creek and the lower valley
Alpine Springs County Water District's hazard material places the community along Bear Creek between Highway 89 and the ski area, outside the Lake Tahoe Basin. That geography matters for a home search: the lower-valley approach and a residence near the resort base have different access patterns. Examine creek proximity, the driveway and the route back to Highway 89 on the specific parcel rather than substituting a generic Tahoe Basin checklist.
SourceAlpine Lodge and the upper valley
Alpine Lodge is the other terminal of the Base to Base Gondola from The Village at Palisades Tahoe. The connection serves winter resort use, not a year-round road replacement. Buying near the upper valley is therefore a choice about ski access as well as the daily trip out for services. A short distance to the lodge is not proof of deeded ski access or uninterrupted winter transportation.
SourceA feel for everyday life.
Alpine Meadows is home to the Alpine base area of Palisades Tahoe. The Base to Base Gondola connects Alpine Lodge with The Village at Palisades Tahoe, allowing resort visitors to move between the two base areas during winter operations.
That connection does not create a continuous ski run between the mountains. The resort explicitly distinguishes riding the gondola from skiing across the intervening terrain. Operating hours and weather also matter, so a property description should not imply a permanent transportation service.
For a prospective home, map the route from the driveway to the Alpine base and the road out of the valley. Request snow-clearing responsibilities, parking rules and any association obligations in writing. A condo near recreation and a detached home with its own exterior maintenance can produce very different ownership budgets.

Water, snow and parcel conditions
The Alpine Springs district identifies Bear Creek as part of the local setting and publishes hazard-planning material. Use those maps with the home's inspection and disclosures when evaluating drainage, access and emergency planning. A community-level hazard description does not determine the risk or insurance price of an individual house.
