Short answer
Homeowners insurance helps protect your home and belongings against covered losses. In California, start checking insurance availability and cost early in a home purchase, and review coverage before renewal. A mortgage preapproval is not confirmation that a particular property can be insured. Compare coverage, exclusions, deductibles and the total cost, then have your lender review the proposed policy.

Having trouble finding or keeping insurance?
Use the California Department of Insurance shopping resources and work with a licensed agent or broker. Ask about the FAIR Plan when a diligent search of the regular market has not produced coverage. It is a limited policy, not an automatic replacement for all the protection in a traditional homeowners policy. Discuss supplemental Difference in Conditions coverage and lender requirements.
Keep nonrenewal and cancellation notices, including their effective dates. Ask the insurer to explain the reason and contact the Department of Insurance if you need help understanding the notice or whether a current protection applies to your address. Do not assume a ZIP code, home improvement or earlier approval guarantees future coverage.
What should I bring to the conversation?
Bring the property address, closing or renewal date, written quotes, declarations pages, deductible amounts and any insurer conditions. Your insurance professional explains and arranges coverage. Your loan team evaluates the mortgage payment and lender requirements. Nick's Lending does not sell insurance or determine whether a claim is covered.
Ask for explanations in the language you are most comfortable using, and confirm what language assistance the insurance provider offers. Keep the original policy terms alongside translated explanations so names such as FAIR Plan, DIC and escrow can be matched to the documents. A translated guide does not change the policy contract.

Buying a home: make insurance part of the search
Request a property-specific quote when you have an address to evaluate. Give the insurance professional accurate information about the roof, occupancy, prior losses you know about, and any rental unit or planned change in use. A neighbor's premium or the seller's existing policy is not a quote for you.
Before committing to a closing timeline, ask what is needed to bind coverage, when coverage can start, and whether an inspection or repairs remain outstanding. Send the written quote to your loan team. Ask your real estate agent about the deadlines and protections in your purchase contract rather than assuming an insurance problem automatically extends them.
Keeping coverage: look beyond the renewal price
Review the dwelling limit, rebuilding assumptions, deductible, exclusions and additional living expense coverage with a licensed insurance professional. Rebuilding cost is different from the home's purchase price or mortgage balance. Share changes such as an ADU, renting a room, renovations or extended vacancy before assuming the existing policy covers them.
Keep your renewal notice, declarations page and payment records together. If your mortgage servicer pays the premium through an escrow or impound account, confirm it has the correct policy and bill. Paying through escrow does not remove your responsibility to review the coverage.
