Sun City Lincoln Hills
The association describes a 6,783-home community. Compare the home, association obligations and access to the activities you want; a 55+ purchase also means understanding occupancy rules, guest rules and resale documents.
SourceTwelve Bridges
Twelve Bridges has its own parks and trail network, with Twelve Bridges Park at 2250 Eastridge Drive. Explore the location alongside the elementary, middle and high-school campuses instead of assuming all homes carrying the name share one daily route.
SourceLincoln Crossing
The city describes this 1,070-acre development as west of Highway 65 and south of Auburn Ravine. Its trail and open-space setting gives a different starting point for a home search from eastern Lincoln.

Pair a downtown visit with McBean Park rather than limiting the search to model homes. Compare the older property's maintenance and layout with the recurring costs of newer subdivisions. The city's trail guide helps connect those visits.

A Lincoln visit can start downtown and at McBean Park, then continue to Twelve Bridges. The Lincoln Public Library at 485 Twelve Bridges Drive offers a practical community anchor and an events calendar. These stops show more of everyday life than a single model-home complex.
Sun City Lincoln Hills is an established association community with Orchard Creek and Kilaga Springs lodges. If you are comparing it with newer age-restricted communities, obtain the governing documents, occupancy rules, current dues and access terms for each property. A recreation brochure is not the complete ownership budget.
Western Placer Unified lists both Lincoln High School and Twelve Bridges High School. School planning is changing: its Lincoln Crossing boundary announcement describes a future middle- and high-school reassignment beginning in 2028-2029. Ask about the school year relevant to your move, as well as today's assignment.
Keep Lincoln city searches separate from nearby Bickford Ranch. The county identifies Bickford Ranch as unincorporated land between Lincoln, Penryn and Newcastle. A Lincoln mailing address does not make the same city services, tax charges or school arrangements apply.

Lincoln to Roseville by bus
The published Rapid Link weekday example departs Lincoln Park & Ride at 6:42 a.m. and reaches the Galleria at 6:55 a.m., a 13-minute scheduled segment. The same departure reaches Watt/I-80 at 7:42 a.m. after intermediate stops. Allow for parking, waiting and any onward connection.

Lincoln Crossing, Twelve Bridges and the older center have different positions relative to Highway 65 and the city's trail corridors. Test the home-to-highway leg as well as the freeway portion; that is the part a generic Sacramento commute estimate leaves out.

For Sun City Lincoln Hills, obtain the current dues, budget, reserve information and transfer-related charges from the association or resale package. The number of homes or available amenities does not establish what your individual ownership costs will be.
