Start with the statement and the loan terms. A changing total payment can reflect escrow changes, an adjustable rate, HELOC activity or another feature. You cannot identify the cause reliably from the total alone.

Compare the components
Put the previous and current statements side by side. Identify principal and interest, escrow, fees and any other amount included in the payment. Check whether the interest rate, balance or required payment changed.
The CFPB explains that a fixed-rate mortgage can still have a changing total payment when taxes or insurance affect escrow. On an adjustable-rate loan, review the adjustment notice and the contract’s index, margin and limits. For a HELOC, also check draws and the transition from draw period to repayment.
Ask the servicer a precise question
Instead of asking only why the total rose, identify the line that changed and request the calculation or notice supporting it. If you suspect an error or do not receive a clear explanation, ask the servicer about its written information-request or error-resolution process.
Do not assume that a market headline explains your payment. Your own loan terms determine how and when changes apply.
Once the cause is clear, we can have a more useful conversation about the options. Refinancing, paying principal or changing products should be evaluated against the actual issue and costs, rather than used as the first response to an unexplained statement.
