A job change or gap does not answer the mortgage question by itself. The lender needs to understand your employment history, current income and the requirements for the type of pay you want to use.
Why the timeline mattered
In one file, an employer could not provide the requested income breakdown. The borrower clarified the employment dates and offered prior pay records. An important correction was that the interruption was not temporary leave from the same job.
I would not treat a resignation followed by a new job as though an employer had promised a return from leave. Those are different facts, and the documentation needs to describe what actually happened.
Separate history from current earnings
Fannie Mae’s employment guidance evaluates the reliability of the work history and can consider shorter histories with supporting factors. It does not mean every borrower must have spent two years at the current employer. The requirements also differ by income type.
A fixed salary, changing hourly schedule and overtime should not be merged into one unexplained number. Ask which parts of your pay are being used and what evidence is still needed for each.
Make a short chronology
List the start and end dates of the relevant jobs, the current position, the type of pay and any recent changes. Provide the pay records and employer verification the lender requests through its secure document channel.
If a requested document is unavailable, explain that promptly and ask what alternative the lender can accept. Do not fill a missing period with an estimate simply to make a worksheet complete.
The correspondence that prompted this article did not establish a final income determination. Its useful lesson is that accurate dates and a correct description of the employment change come before a reliable qualification answer.
