You do not need to know whether the answer is a HELOC, a home equity loan, a refinance, or no new loan at all. Start with the goal and the facts you already have.

Good questions to send

  • We have a remodel paid in stages and want to compare a HELOC with one fixed loan.
  • We want to preserve our first mortgage and understand the combined payment.
  • We are considering debt consolidation and want the total-cost comparison.
  • My client has a large planned expense and does not know whether to refinance the first mortgage.
  • We may sell in two years and want to know which costs matter.

A first message can use ranges. Do not send private loan documents or identify a client without permission.

What happens after the message

Nick can use the information to prepare for a general conversation. If a formal application or document review makes sense, he will direct you to the approved secure process.

The website scenario form does not:

  • pull credit;
  • value the property;
  • determine available equity;
  • match the visitor to a lender or program;
  • quote a rate, APR, payment, or fee;
  • approve or deny credit; or
  • create an application in place of the designated LOS.

For professionals

Start with a de-identified scenario whenever possible. A useful first message can include the goal, property state, approximate value and lien ranges, amount range, timing, and the specific comparison question.

Do not send borrower nonpublic personal information, documents, or contact details without authorization and an approved secure method.
