Can you move in soon?
There are builder-marketed ready-home options as well as opportunities to choose a plan and homesite. On our check, JMC listed 3963 Frame Road at Bridgefield as move-in ready at $799,990. Pulte listed 3892 Anchor Court at Lily as Available Now at $719,051. These are dated examples to ask about, not a promise that the homes will still be available when you visit.

How many homes are built, and how many are still to come?
The approved plan calls for approximately 5,636 residential units across the full community. That includes more than the detached homes being marketed today. The developer’s current project update reports approximately 80 families already living in Placer One. It is a useful sign that the neighborhood is becoming a place people call home, but it is not a count of completed houses.

We could not verify a current projectwide total of completed homes, so we cannot give an honest exact number left to build. The county’s Phase 1A figure of 769 single-family lots describes a phase of the development, not 769 finished homes. A separate January 2025 county report combined 1,324 units under “Complete or Under Construction,” without separating those categories. Neither figure answers how many homes are finished today.

If you have been watching the new neighborhoods take shape north of Roseville, Placer One is worth a closer look. JMC Homes, KB Home, Pulte Homes and Taylor Morrison now have communities to explore, with different floor plans, starting prices and move-in options. Here is a practical look at what is there today and what the larger plan could become.
A quick look before you visit
Our September 30 check found 14 separately listed builder neighborhoods. Their advertised community starting prices run from $487,990 at KB Home’s Canterbury to $799,990 at JMC’s Bridgefield. Those are starting-price headlines, not the lowest and highest prices of every available home. KB’s starting prices exclude solar, and lot premiums may apply.
Placer One is in unincorporated Placer County, just north of Roseville and west of Highway 65. You may see Roseville in older marketing and builder web addresses, but the development is outside Roseville city limits. That matters when you check utilities, services and school assignments for a particular address.

They can change, and options, homesites and completed-home pricing differ. The developer’s directory lists 13 neighborhoods; KB also has a separate current listing for Ashford, which brings this comparison to 14.

How Placer Ranch became Placer One
This is a long-running project, not a subdivision that appeared overnight. Placer County approved the Placer Ranch Specific Plan in 2019. In 2020, the CSU trustees accepted a 301-acre land gift for Sacramento State’s Placer Center. Taylor Builders acquired the project in 2021, and the community became Placer One.

Sacramento State: October 2022 groundbreaking and project history (new tab)
The October 21, 2022 groundbreaking began the infrastructure work: roads, water, sewer and electricity. That was a milestone for the wider community, not the opening of the university. The county describes a roughly 2,213-acre development, with housing and employment areas alongside the future campus.

The bigger goal: homes, education and a town center
The developer’s vision combines different types of housing with a planned 200-acre town center, jobs, parks and walking and cycling connections. Sacramento State’s Placer Center and a Sierra College presence are central to that long-term plan. It is meant to become more than a collection of subdivisions.

Sacramento State’s approved campus plan is phased, with an initial capacity of 1,500 full-time-equivalent students and a long-term capacity of 12,000. Those are planning capacities, not students already attending here. The developer’s current update says the first forensic-lab and classroom building is in design, with groundbreaking expected in spring 2027.

For everyday life, the developer reports the first trailhead and trail connection completed in 2026. Scholar Park is expected in 2027 and Hawk’s Perch Park in 2028. Those park dates are targets, not open amenities to count on today. When you tour, ask which routes and facilities residents can actually use now.

The land deals behind the new neighborhoods
Builder lot purchases help explain why the number of choices keeps growing. In October 2024, Taylor Builders announced KB Home’s purchase of 253 lots in Villages 8 through 11. In November 2024, it announced 141 lots sold to Arroyo Capital under an agreement with Pulte Homes. Those were land transactions, not completed-home sales.

The next announcements included KB’s purchase of 156 lots in Village 14 in January 2025 and Taylor Morrison’s entry with 201 lots, reported by the developer in June 2025. More recently, a January 15, 2026 developer news item reported JMC’s second of three planned lot purchases. That item does not provide enough detail to state a verified new lot count or purchase price here.

These dated announcements show how different builders have entered and expanded within Placer One. They should not be added together as a count of homes completed, or read as a land deal that happened this week.
Three things to ask on your visit
First, ask for the current available-home sheet and the complete price for the home you are considering, including solar, upgrades and any homesite premium. If there is an incentive, ask which homes qualify, when it expires and whether using a particular lender is required.
Second, ask for the estimated full monthly cost, including property taxes, any special assessments, insurance and any association dues. A starting home price is helpful for narrowing the search; the monthly cost tells you whether it fits.
Third, separate what is open now from what is planned. Confirm the home’s completion timing, current school assignment, commute route and access to parks or trails. A future campus or town center can be part of the appeal without being part of your day-to-day routine yet.
