I refinanced my car. Why is my mortgage using the wrong payment?

Refinancing a car replaces an obligation; it does not necessarily remove the payment from your mortgage qualification. If the credit report has not caught up, the lender may need documents showing both the old payoff and the new loan.

What happened in the review

Our team found a file where the old auto payment had been excluded but the replacement payment had not been included. The next step was to request the note, payment evidence and a credit supplement. The right answer was an accurate calculation, even if it was less favorable than leaving the replacement debt out.

That distinction matters when someone is already shopping for a home. A purchase budget built on an incomplete debt list can create a surprise later in the process.

Reconcile the two accounts

Put the old loan and new loan beside each other. Identify the lender, account, payoff status, new required payment and first payment date. Send the requested documents through the lender’s secure process, rather than trying to explain the change through a screenshot alone.

Fannie Mae’s liabilities guidance calls for verification of repayment terms and reconsideration when additional liabilities become known. An outdated credit report is a reason to reconcile the information, not a reason to ignore the replacement loan.

Ask for the updated number

Once the lender accepts the documentation, ask which payment is now in the calculation and whether the preapproval needs updating. Also check that the old and new payments are not both being counted without justification.

Before refinancing or adding another debt during a home purchase, talk with the mortgage team about the timing. The useful question is how the complete transaction changes your qualifying payment and your monthly cash flow.
