Ask for a written comparison of the earlier and current figures, with a reason for each material change. A different total does not explain whether the cause is pricing, a credit, a service charge, prepaid costs or an error.
The concerns I investigated
A borrower questioned a late pricing adjustment, a rate change and an appraisal charge. I investigated, and the exchange recorded a proposed resolution. It did not establish the final funded figures.
I would not describe a proposed correction as completed savings. The updated documents and settlement figures need to show what actually happened.
Break the change into parts
Compare the Loan Estimate, any revised estimate and the Closing Disclosure when those forms apply. Identify the rate and lock status, discount points, lender credits, third-party charges, prepaid interest, escrow funding and cash to close.
Ask whether each changed item reflects a changed loan choice, new information, timing or a correction. If a charge appears to be for work that did not happen, ask what service the charge covers and request verification.
The CFPB’s Closing Disclosure guide encourages comparison with the Loan Estimate. Different charges have different rules governing changes; a general explanation that costs moved is not a substitute for the applicable explanation.
Close the loop in the documents
Request the corrected disclosure when a correction is needed, and confirm that credits and adjustments flow through to the final cash-to-close calculation. Ask whether the change affects the signing or closing schedule.
I would keep a short written list of unresolved items with an owner for each answer. That is more useful than debating the total repeatedly while several different issues are mixed together.
Your goal is a set of figures you understand and can reconcile, with the remaining questions answered before you commit to the final terms.
