Sometimes a closing schedule can change, but signed documents do not guarantee the lender can fund earlier. The team needs to check document dates, lender requirements, any applicable waiting period and escrow’s ability to complete the remaining steps.
What happened in this file
After signing, we asked whether the closing could move earlier. The lender’s response involved redrawing documents and signing again, with an additional notary fee to consider. We retained the original date, and later received confirmation that the transaction had recorded.
That was the result of this file’s timing review. Another lender or transaction may require a different response.
Name the step you want to move
Signing means documents have been executed. Funding concerns the release of loan money. Recording concerns the public record. Ask the team which step is scheduled and which one controls the outcome you need, including any possession arrangement handled by your agent.
A request to move “closing” can otherwise mean different things to the borrower, lender and escrow officer.
Check the tradeoff before rescheduling
Ask what must be redrawn or re-signed, whether a new disclosure is required, whether additional costs apply and who can confirm the revised schedule.
For transactions covered by the Closing Disclosure rules, the CFPB explains that only certain changes require a new three-business-day waiting period: an inaccurate APR as defined by the rule, a changed loan product or an added prepayment penalty. Other corrections do not automatically restart that period. Separate requirements, including any applicable rescission period, still need to be honored.
I would compare the actual benefit of the earlier date with the added work and cost. In our file, staying with the original schedule was the path taken. The useful service was getting a concrete answer before arranging another signing.
