It may be possible, but the dates alone do not make it work. If your purchase depends on the money from your sale, the teams need to coordinate when those funds become available and what your purchase lender requires before funding.
The dependency we had to track
I worked through purchase files that depended on sale proceeds. The team distinguished estimated settlement information used during documentation from final information needed for funding. A useful estimate did not replace confirmation of the completed sale and available money.
That is the planning issue I would bring up early: which step in the purchase cannot happen until a step in the sale is complete?
Build a sequence, not just a date
Ask the sale escrow team when payoff figures will be ready, how net proceeds will be confirmed and how the funds will reach the purchase closing. Ask the purchase lender what final evidence it needs and when its funding review must be completed.
Fannie Mae’s anticipated-sales-proceeds guidance distinguishes estimating proceeds from verifying the actual sale proceeds before or at the simultaneous closing. The purchase lender must confirm the requirements that apply to your file.
Do not confuse the expected sale price with available cash. Mortgage payoffs and selling costs can materially change the amount left for the next home.
Give a delayed step somewhere to land
Discuss what happens if sale funding, recording or a funds transfer runs later than expected. Coordinate possession and moving arrangements with the agents instead of assuming that signing means keys are available immediately.
I would ask each team to name its outstanding item, owner and cutoff time. That short list makes a dependent closing much easier to manage than repeated assurances that everyone has the same target date.
A coordinated plan can reduce surprises. It cannot guarantee same-day execution.
