Can an existing appraisal be used when a loan changes to FHA?

Confirm the appraisal’s eligibility and inspection scope before assuming a simple revision is enough.

Do not assume a conventional appraisal becomes an acceptable FHA appraisal by adding a case number. The lender and appraisal team need to determine whether the report and inspection meet the FHA requirements for the transaction, and what further work or new appraisal is necessary.

Why we revisited the original plan

In a file that changed loan programs, the team first discussed a report correction. Later appraisal correspondence said the conventional inspection needed additional FHA-related work, including attention to the attic.

That sequence is the practical lesson: a proposed paperwork fix should not become a closing assumption before the people responsible for the appraisal have confirmed it.

Ask for a specific scope decision

Give the lender and appraisal management team the report, original assignment information and proposed program change. Ask whether the appraiser and assignment are eligible, what case information and timing requirements apply, and whether the inspection covered the required items.

HUD’s Single Family Housing Policy Handbook is the governing FHA reference. The lender must apply the relevant requirements to the actual assignment. This article does not establish that a particular conventional report can be converted or reused.

Put the answer into the timeline

Before promising a closing date, ask who will order any additional work, what access is needed, what it will cost and when the lender can review the result. A report revision, additional inspection and replacement appraisal are not interchangeable tasks.

If the program is changing because another issue came up, revisit the full conditions list as well. Solving the appraisal question does not establish that income, property condition or other underwriting requirements are complete.

I would rather identify the missing inspection work while there is time to arrange it than have everyone discover the limitation after documents are expected.
