Can home equity help fund a commercial-property purchase?

Coordinate the home-equity loan and commercial financing before treating either as complete.

It may be part of a financing plan, but both lenders need to evaluate the arrangement. Access to home equity does not establish that the commercial lender will accept borrowed down-payment funds or that the combined obligations fit your finances.

How the work was divided

I coordinated an introduction to a commercial-finance specialist while continuing work on a primary-home HELOC intended to help with the purchase. The useful contribution was matching the financing questions with the people responsible for each loan.

The correspondence did not establish completed funding or acceptance of the borrowed funds by the commercial lender. Those are conditions to confirm, not outcomes to imply.

Map the two financing decisions

Ask the commercial lender whether the proposed source of funds is acceptable and what documentation, equity contribution and reserves it requires. Give it an accurate description of the home-equity borrowing and resulting payment.

Ask the home-equity lender to evaluate the proposed line and intended use under its own requirements. Coordinate the sequence: which approval, document or funding event does the other transaction depend on?

Look beyond the first draw

The CFPB explains that a HELOC is secured by your home and that payments can change with its rate and repayment structure. That home obligation remains part of your personal plan even if the commercial property’s cash flow disappoints.

I would review the combined cash demands, not just the commercial purchase’s down payment. Include a period in which the property is not producing the income you expected, and discuss the business assumptions with the appropriate commercial and tax advisers.

A clear referral is more than handing over a name. It means keeping the funding source, timing and responsibilities connected so the borrower can see what each specialist has and has not confirmed.
