Is my home one unit or two, and why does that change the loan?

Resolve the property classification before relying on a rate or rental-income estimate.

The number of units used for financing needs support from the property documentation and lender review. A separate entrance, an extra kitchen or a listing description does not settle the classification on its own.

The disagreement in the file

I flagged a situation where the borrower’s description did not match county and agent information about unit count. My position was that pricing needed to use the supported classification and value, rather than whichever description produced more appealing terms.

That matters before a loan is quoted. If the property is evaluated differently later, the financing assumptions may need to change.

Separate a second unit from an accessory unit

Fannie Mae’s property guidance treats an accessory dwelling unit as a distinct classification issue and requires the appraisal to address the property accurately. Legal use and lender eligibility also matter. A property with an ADU is not automatically treated as a duplex.

I would gather the relevant property records and ask the lender and appraiser what still needs to be resolved. Records can answer different questions: permitted use, physical layout, title description and valuation are not interchangeable.

Ask what the classification changes

Have the team explain the effect on eligible programs, available leverage, appraisal requirements and treatment of any proposed rent. If a quote assumed one unit and the review supports two, ask for an updated comparison rather than carrying the old quote forward.

Do not change the description to fit a product. Resolve the facts, then compare the products that fit those facts.

This is also useful before adding or renting a space. A property can provide practical housing flexibility without all of the expected rent or value being usable in mortgage underwriting. Getting that distinction clear early makes the financing conversation more productive.
