Possibly, depending on the lender, product, property and documentation. Do not assume that signing a lease makes the full rent available for qualification, or that a rental rule from a first-mortgage program applies to a separate home equity loan.
The lender answer we had to work through
A team member asked whether rent from a newly available unit could be used without a Schedule E rental history. The lender declined the proposed treatment, and I clarified the circumstances. That exchange did not establish a later approval of the rental income.
The important distinction was between a unit becoming available to rent and a lender accepting that income under its program.
Ask which rule actually applies
Identify whether you are applying for a first mortgage, fixed second or HELOC. Then ask the lender what rental documentation and history it requires for that exact product.
Fannie Mae’s rental-income guidance is a useful reference for eligible loans delivered to Fannie Mae. It does not establish a standalone home equity lender’s policy. Even within an eligible program, the property and borrower circumstances can limit how rent is used.
Bring the facts that affect the decision
Explain the unit’s classification, when rental use began, whether a tenant is in place and what lease and payment records are available. Ask whether tax returns, an appraisal rent analysis or other documentation is required.
Request a written calculation showing the amount of rent accepted and any conditions that remain. Separately, consider vacancy, repairs and other ownership costs in your personal plan.
I would compare the financing both with and without the proposed rent until the lender has accepted it. That keeps an expected income stream from quietly becoming an approval assumption before the review is finished.
