Can I buy a duplex with a small down payment and use rent to qualify?

A low-down-payment owner-occupied duplex purchase may be possible, and eligible rent from the other unit may help. The answer depends on the program, property, your finances and the rental-income calculation the lender accepts.

The agent scenario I reviewed

An agent asked me about a first-time buyer considering a duplex while carrying student debt. We discussed FHA and conventional financing, the occupied rental unit and future occupancy. I provided a preliminary comparison and answered a rental-income follow-up.

Establish occupancy and property facts

Explain where you genuinely intend to live and when. Owner-occupancy requirements are not a way to describe an investment purchase more favorably. Ask the lender to verify the unit count and review any existing tenancy or possession issue with the appropriate property professionals.

Then compare eligible programs using the same property and borrower facts. Include mortgage insurance where applicable, taxes, insurance and the cash required beyond the down payment.

Ask how much rent is usable

Fannie Mae’s rental-income guidance limits eligibility and use of rental income based on the circumstances. A lease amount is not automatically the qualifying amount. FHA and individual lenders have their own requirements.

Ask for the accepted rent calculation and required lease, tax or appraisal documentation. Have the lender explain how your other obligations, including student loans, enter the review.

Finally, build your own budget for repairs, vacancy and a period of missed rent. I would want you to understand both the lender’s payment calculation and the practical responsibility of sharing a property with a tenant before deciding that a duplex is the right first home.
