Looking at new construction in Lincoln or Roseville? We heard from Ashley at D.R. Horton and have an update on Jasper and Milazzo, including pricing, estimated move-in timing and builder incentives. Here’s a quick look to help you decide which communities might be worth a visit.
We received the information on September 25, 2026. Jasper’s price sheet is dated September 18 and Milazzo’s September 19. Here’s what those sheets show.
A quick look at both communities
Jasper at Joiner Ranch
Lincoln · D.R. Horton
- Pricing: Four homes not marked sold on the sheet, from $502,990 to $590,990.
- Timing: Homes at $533,990 and $590,990 are marked ready for move-in. The $577,990 home lists December; the $502,990 home lists January 2027. Completion dates are estimates.
- Incentives: The two homes marked ready for move-in are flagged for below-market-rate financing through DHI Mortgage. Ask the sales team for the current terms and eligibility for that home.
Milazzo at Amoruso Ranch
Roseville · D.R. Horton
- Pricing: Six homes not marked sold on the sheet, from $563,990 to $598,990. Two other homes are marked sold.
- Timing: Estimated move-in months run from September through November 2026 for the homes not marked sold.
- Incentives: The sheet mentions a $7,500 closing-cost credit and a special interest-rate buydown through DHI Mortgage for closings through November 2026. Confirm the home’s eligibility and whether the credit can combine with another offer.
If Aviara at Amoruso Ranch is on your list, Ashley also reported it temporarily sold out on September 25. We’ll keep the community in our directory so you can check back.
The October financing flyer
Ashley also sent a D.R. Horton and DHI Mortgage financing flyer for selected homes and communities. It requires a contract on or after August 25, 2026 and closing by October 30, 2026. Those dates are separate from Milazzo’s November offer. Ask which homes qualify; we haven’t confirmed whether the offers can be combined.
What to include in your budget
Both sheets list no HOA. Two other items are worth including when you compare monthly costs:
- Solar: Both communities require a solar purchase or lease. Milazzo’s listed prices do not include the system. Ask for the purchase price or lease payment so you can see how it fits your budget.
- Mello-Roos: This is an additional property-tax charge that helps pay for local public facilities and services. Jasper’s sheet estimates $379 to $426 per month, depending on the plan; Milazzo lists $337 per month. Ask for a tax estimate for the specific home that includes this charge.

Before you visit
A quick conversation with the sales team can help you make the most of your visit. Bring these three questions:
- Which homes are still available, what are their prices today, and when could we move in?
- What would the full monthly cost look like, including the loan, property taxes, insurance and solar?
- Which incentives apply to the home we like, what financing is required, and when would we need to close?
Working with a real estate agent? Coordinate your first visit together. The supplied sales policies ask agents to register their clients before that visit and accompany them.
